Key to our purpose is protecting your property values, keeping your maintenance contributions as low as possible and at all times trying to make your properties better places to be. However, we are often also told how our style of Property Management is friendly, efficient and attentive. Our ten per year inspections underpin our entire modus operandi, catching issues early keeps costs down, as does engaging the most suited contractors to any work required.
Our monthly fees cover day to day management of the finances, receiving and reconciling service and maintenance contributions and the management of contracted services. For example gardening, cleaning or lift maintence contracts.
They do not include ad hoc repair, maintenance or build projects, legal matters or company house filings. These can be billed on a time or project basis and are scrutinised by the Management Corporate body, to whom we report.
We keep our management fees low by confining our working areas quite tightly. This gives us good local knowledge, a great base of local contractors, reduced travelling time and reduced response times. Our current area of operations is within the triangle Yeovil to Seaton including Crewkerne and Yeovil to Osmington, taking in Dorchester and up to the coast, including Weymouth and the Island of Portland.
As each circumstance is unique, that is a tricky question to answer without all the information, which is why we will always do a site visit before bidding. Yes of course, we have both Public Liability and Professional Indemnity policies in place, tailored specifically for Property management Companies.
